Senior Construction Project Manager / Owner’s Rep
We are currently hiring a Construction Project Manager to join our growing team. Artifact.co is a modern real estate development company creating thoughtful spaces for living and working in Harlem’s most vibrant communities. We develop mid- to large-scale residential apartment buildings that are surrounded by an ecosystem of co-working office space, community facilities and retail space that enhance our neighborhoods.
We are a small, young firm with a portfolio of 8+ projects underway and an ambitious pipeline for the years ahead. We're seeking an energetic, driven construction project manager to keep our projects and initiatives moving forward on-time, on-budget and on-brand. You will work directly with our founding partners to plan, coordinate, execute and over-see our projects from pre-development through post-development, coordinating daily among all our vendor-partners across architecture, design, construction, engineering and more.
This role will initially be focused on 2 major ground-up developments, including a 20+ story residential tower, currently in pre-dev planning. Experience with large-scale projects is required. This role has the possibility to develop into a management role as the project management team grows in the future.
Responsibilities
Manage and coordinate all phases of development
Review and negotiate contracts with development partners
Develop, manage and optimize project schedules and budgets
Manage project reporting to communicate status to all stakeholders and partners proactively
Conduct site visits to keep tabs on projects and confirm project execution
Requirements
Min 5+ years direct experience in construction management with heavy project management / budgeting experience (candidates with "owners rep" experience are especially welcome)
Deep understanding of construction and building processes; ability to analyze plans, schedules and drawings in detail to identify whats missing. Ability to independently research issues and utilize industry contacts and experts to get questions answered and fill in blanks
Strong communicator: natural project manager "thinks in gantt charts" and can communicate the right update to the right groups at the right time to move projects forward despite everyone's excuses re: why someone else is holding the project up
Self-starter, Ambitious/Driven: must be motivated by desire to do a great job without oversight; capable of managing oneself to a larger goal. Desire to advance within Artifact and the real estate development industry by working hard to deliver high-quality projects successfully
Digitally expert: must be entirely comfortable with digital project management and typical industry tools; we are a digital-only business
Bachelor's degree in Mechanical Engineering, Civil Engineering or Construction Project Management preferred but not required. Experience, intelligence and ambition are more important than a degree for this role
Compensation
The Construction Project Manager will receive a competitive compensation based on experience including a bonus plan.
